1800’s renovated Carriage House

This property is a legal two-unit home. The main residence is organized into distinct areas commonly referred to as the Center and the Cabbage. The Center portion includes two bedrooms, each with separate stairways to the upper level and a full bath on each side. Between these areas is a dramatic central living space highlighted by approximately 18-foot ceilings. The first floor features a spacious living room, dining area with wood floors, and a wraparound layout leading to the kitchen and a half bath. A large family room, known as the Cabbage, was renovated with unique features during its use as a Bed and Breakfast. This area includes an additional kitchen and specialized details reflecting that use. Additional information and photographs for each area are provided below. Area names are used to help identify and distinguish the specific spaces within the home.

For ease of reference, select areas of the main residence are identified by informal names used by the owners. These names are provided solely to help distinguish specific sections of the home and do not reflect separate legal units beyond the property’s two-family designation. Detailed descriptions and photographs for each referenced area are provided below.

Lower Level Open

The Suite, renovated to commercial building code standards, is a one-bedroom, studio-style apartment. The space features a fully renovated, handicap-accessible bathroom with a large tiled shower and dual shower heads. Original stonework and many original beams remain exposed, preserving the historic character. The apartment was fully gutted and rebuilt, including installation of a two-layer commercial sheetrock ceiling with fire-stopping measures. Original beams and stone walls were left exposed where possible, and stonework on the rear walls was re-pointed. The former bathroom was removed and replaced with a new handicap-accessible bathroom featuring a pump-up system. New front door and windows were installed, along with a half privacy wall incorporating shelving. Wood flooring was installed in the kitchen. Additional kitchen updates in 2025.

Additional lower-level areas include a workshop, a two-car garage, and an unrenovated portion of the original barn currently used for storage, offering potential for future expansion.

Main Level

  • Center House – The main central portion of the home features a spacious living room with high ceilings and hand-hewn beams stamped 1819. The layout includes two and a half baths, with the kitchen opening into a large combined living and dining area. New double doors at both the front and rear of the home allow for abundant natural light and views from multiple angles. Wood flooring is featured throughout the living and dining areas. Two bedrooms are located on the upper level, one on each side of the home, each accessed by a separate staircase and featuring its own full bath. Kitchen tile flooring and countertops were installed, and the interior of the home has been painted throughout. Front and rear double doors were installed, and a doorway provides access to the adjoining Cabbage area for use as a family room or additional living space. Flooring was removed and structurally reinforced to support the installation of the new kitchen and bath.


    Cabbage – This portion of the home features many unique elements, originally permitted during renovations completed for use as a Bed and Breakfast. These renovations allowed for the addition of an independent kitchen and a full bath with both a bathtub and separate shower. The front door was relocated and replaced in its new position, and all windows were replaced with the exception of the picture windows along the rear of the room. The bathroom was newly constructed and includes a separate shower and Jacuzzi tub, a frosted glass door, and a stained-glass window set into the wall, along with updated framing, sheetrock, tile, sink, and fixtures. Flooring throughout includes carpeting, slate, and wood. A half privacy wall constructed of wood with stained-glass windows provides separation while maintaining light. A separate doorway leads to the rear deck, which was removed and replaced with new Trex-style decking material along the back of the room. A gas stove adds charm and serves as an additional heat source. Ceiling fans and chandeliers provide both character and air circulation, and front patios are located at the entranceway.

Additional lower Level

  • Workshop

  • Removed old ceiling beams and installed new beams to support weight for upstairs suite. All renovations were done to commercial specifications.

  • Walls built to separate furnace and oil tanks from workshop area

  • Commercially fire stopped throughout

  • Handicap ramp is required to comply with Bed & Breakfast requirements in lower suite apartment.

Garage

  • A two bay garage.

  • Stone walls were resupported to all weight-bearing areas. 

  • Septic box is located in this area
